Rajasthan’s Land Pooling Schemes Act has been approved by the President. This bill was passed in the state assembly on April 5, 2016. Since then, it was waiting for the President’s approval. As the President’s approval has been taken hence the notification of bill will be issued now. Now, the rules of Land Pooling Schemes will be made. This scheme will work on the lines of 55:45. What is Land Pooling Act?

Under land pooling schemes act, the urban land will be acquired with the consent of the owners. In case of consent, it is considered clubbing of land. It is for urban development infrastructure development plan.  If consent is not given by the land owner then the land owner will be given compensation and his land will be acquired under Land Acquisition Act.

What does 55:45 ratio stand for?

Under Land Pooling Scheme, 55:45 ratio means the acquired land will be developed and the 55% of the developed land will be given back to the land owner.

Benefits of Under Land Pooling Scheme

This scheme will create win-win situation for both government and land owner. With this provision, time and money spent on land acquisition will also be saved. To the cities included in the Smart City Project, the Central Government has directed to implement the provisions of the Land Pooling Act. When the Land Pooling Act is implemented, it will be easier to take land for Smart City projects.

After the implementation of new Land Acquisition Act, the urban bodies were having difficulty in acquiring land for infrastructure projects. In fact, increase in the amount of compensation under new Land Acquisition Act also increased the problems. Hence, the Land Pooling Schemes Act will help in urban development works.
